1. Booking & Payments
A booking is confirmed upon receipt of a deposit (typically 30%–50% of the total rental amount). The remaining balance must be paid prior to arrival, as specified during the booking process.
Failure to complete payment within the agreed timeframe may result in cancellation of the reservation.
2. Cancellation Policy
Cancellations must be made in writing.
Deposits are non-refundable unless otherwise agreed.
Cancellations made within a specified period before arrival (e.g. 30 days) may incur full or partial charges.
In case of no-show or early departure, the full booking amount may be retained.
3. Occupancy & Use
Only the number of guests stated in the booking confirmation is permitted to stay at the villa.
Maximum occupancy must not be exceeded at any time.
Events, parties, or gatherings are not allowed without prior written approval.
Subletting or transferring the booking is strictly prohibited.
4. Check-in & Check-out
Check-in: from 14:00
Check-out: by 10:00–11:00
Early check-in or late check-out may be possible upon request and subject to availability.
5. Security Deposit & Damages
A refundable security deposit may be required prior to arrival.
Guests are responsible for:
Any damage to the property or its contents
Breakages or loss of items
Excessive cleaning beyond normal use
Any costs will be deducted from the security deposit.
6. Liability & Personal Belongings
Guests stay at the property at their own risk.
The owners are not responsible for:
Personal injury or accidents
Loss, theft, or damage to personal belongings
Interruptions to utilities (water, electricity, internet) beyond their control
7. Smoking & Pets
Smoking is strictly prohibited inside the villa.
Pets are not allowed unless agreed in advance.
Failure to comply may result in additional cleaning fees.
8. House Rules & Respect for Property
Guests are expected to:
Respect the property and its contents
Maintain cleanliness and order
Avoid excessive noise, especially during quiet hours
9. Maintenance & Property Access
Authorized personnel (e.g. housekeeping, pool maintenance, gardening) may access the property during the stay for necessary maintenance.
Whenever possible, guests will be informed in advance.
10. Force Majeure
The owners shall not be held liable for cancellations or disruptions caused by events beyond their control, including but not limited to:
Natural disasters
Government restrictions
Extreme weather conditions
11. Right to Refuse or Terminate Stay
The owners reserve the right to refuse or terminate a stay without refund in cases of:
Breach of these terms
Illegal activity
Behavior causing damage or disturbance
